  • During this phase, the designer creates preliminary design concepts, including rough sketches and diagrams illustrating the overall layout, spatial relationships, and design intent. These designs are presented to the client for review and feedback.

  • Once the schematic design is approved, the designer further refines the design by adding more detail and specific elements. This phase involves developing the floor plans, building sections, and initial material selections. Structural, mechanical, and electrical systems are integrated into the design at this stage.

  • In this phase, the designer prepares detailed drawings, specifications, and other documents that comprehensively define the requirements for construction. These documents are used to obtain permits, solicit bids from contractors, and guide the actual construction of the project.

  • After the construction documents are complete, the client may choose to seek bids from several contractors. The designer may assist the client in evaluating the bids and negotiating contracts with the selected contractor.

This involves site visits, reviewing shop drawings and material samples, and addressing any issues that arise during construction to ensure that the design intent is realized.
